A $650 MILLION development unveiled on Wednesday, the largest urban renewal project ever undertaken on the Central Coast, is set to transform the Gosford CBD and see it regain its crown as the capital of the region.

Called Gosford Alive, the proposal covers 5.8ha in the heart of Gosford which sees the tired Kibbleplex building replaced with apartment blocks housing 730 apartments in a mixture of high-rise and low-rise towers and, eventually, 730 apartments above the Imperial Shopping Centre.

A new-look Kibble Park will be a key feature of the Gosford Alive project with he green space transformed into a vibrant civic space with new water features, a multipurpose performance space and markets.

The entire project will be developed over a 15-20-year span and built in five-year stages.

The first stage will include a 23-storey tower and a low-rise block on the Kibbleplex site and the upgrade of Kibble Park.

Imperial Shopping Centre owner, Lederer Property who just spent $20 million redeveloping the Imperial Shopping centre, is behind the project.


Key to the project is the redevelopment of Kibble Park as a public and civic domain opening on to both the new project on the Kibbleplex site and the Imperial Centre.

“The development is consistent with the council’s vision and the State Government’s draft Central Coast strategy that aims to see Gosford become the capital of the Central Coast,” Mr Ristwej said.

“Combined with the redevelopment of Gosford Hospital and the ATO building and 600 new jobs, Gosford is really moving,” he said.


“We have confidence in Gosford and think that confidence in Gosford is gaining momentum,” group general manager of property Marek Ristwej said.

“We showed that confidence by being the first to invest in the CBD by redeveloping the Imperial Centre.”

Mr Ristwej said Gosford had a lot to offer with an abundance of public transport, natural beauty, top schools and a major hospital on its doorstep.

Mr Ristwej said he could not divulge what the company paid for the Kibbleplex site, a council-owned building, as it was still covered by commercial in confidence clauses.

STAGED DEVELOPMENT:

The proposed masterplan includes three sites, the Imperial Shopping Centre, the Kibbleplex building and Kibble Park and the development application for stage one is expected to be lodged in the first quarter of 2016.

A Gosford Alive pop-up stall will be at the Sundae in the Park event this Sunday, February 28, in Kibble Park between 10am and 3pm.

A number of community information sessions about the Gosford Alive project are also planned throughout March.

They own The Imperial Shopping Centre, why not just set up a display in there on a permanent basis with a model showing building heights to compare with whats already there.

Would give people a better visual indication of size/scale of what they're proposing to build.

Love a good model.

uumm more than 150 million . they'll be able to bring in their own work force .

Gives an idea of what has been proposed so far for the Gosford CBD and immediate surrounds.

CCMFC should be hitting up these developers to say "we're the best brand to showcase the area you're trying to sell - get on board with us, make us great and we'll make sure you do well".

Those brown monsters in Nrth Gosford, across the railway line opposite the Gosford High School oval, look as crazy as bat-shit development I've ever seen.

I know the guy who lives across the road from it in his little fibro house, he'll be fkn steaming.

High rise development should start in the centre and work its way out, proportionally.

Those brown monsters have leap-frogged a considerable part of the Northern area of the CBD.
Ridiculous.

I agree with you there - they're bonkers. I'm surprised at the notion that anything that big would be approved north of Erina St.
